Smart home cost in the UAE: what actually drives it

Every smart home company in the UAE gets asked the same question first, and almost none of them answer it on their website. That is not evasion. The same brief, "smart lighting and AC control", can describe two jobs an order of magnitude apart, and the difference has little to do with which brand is on the wall panel.

What follows is what actually moves the number. Read it and you will be able to tell, before anyone visits, roughly which end of the range your property sits at. You will also know which questions to ask the companies who quote you.

Wired or retrofit

This is the largest single driver, and the money is not where most people expect it.

In a wired system the devices are a minority of the cost. Cable, the labour to pull it, the panel it terminates in, and the days of commissioning at the end account for most of the quote. Those are trade costs, so they track how much of the property is in scope and how accessible it is, not how many gadgets you end up with.

A retrofit system inverts that. Devices cost more each, because every switch is its own controller, but there is no cable run, no chasing, and no making good afterwards. You are paying for hardware instead of for labour.

That is why the two rarely land close together. One quote is mostly labour and the other is mostly hardware, so they respond to completely different things, and comparing the totals without knowing which is which tells you very little.

How much of the home

Cost scales with circuits, not with rooms, and this is where most people's estimate goes wrong.

A living room with one lighting circuit is one point of control. A living room with four zones, dimmable, plus curtains and an AC unit, is six. A villa quoted "for smart lighting" can move a long way on a floor plan the owner considers identical, because the second plan has twice the circuits.

Before you speak to anyone, count what you actually want controlled. Light circuits, curtain and blind motors, AC units, door locks, cameras, and audio zones. Note whether the AC is split or ducted, because ducted zoning is a different job. Bring that list to every conversation. It is the closest thing to a specification you can produce yourself.

When you do it

The same scope costs different amounts depending on the stage of the property.

Pre-construction is cheapest per point. The cable goes in with everything else, and there is no making-good afterwards. Renovation is the middle case. Walls are already open in some areas and not others, so cost tracks how much of the property is in scope. An occupied home is the most expensive per point for a wired system, because every cable run is also plaster, paint, and dust in a house someone lives in. It is also the case where retrofit closes most of the gap.

If your property is a year from handover, the only decision that matters right now is which conduits go in. Ask your contractor for the electrical drawings and get a smart home company to mark them up before first fix.

Dealer lock-in and programming hours

Some systems are configured. Some are programmed.

KNX is an open standard, so any KNX-certified integrator in the UAE can pick up a system someone else installed. Control4 and Savant are dealer-authorised. The hardware is tied to a dealer network, and a dealer who leaves the business takes your ability to make changes with them unless you find another. Crestron is engineered rather than configured, so cost tracks programming hours and you stay dependent on your programmer long after handover. Lutron sits between, depending on the line.

The upfront quotes for these can look similar. What happens two years later does not.

Ask every company who else can service the system if you and they stop working together, and what a change request costs after handover.

What buyers do not budget for

The line items that surprise people are rarely the visible ones.

Network first. A smart home runs on the network, and the router Etisalat or du supplied will not cover a villa. Proper access points and a switch are part of the job. Then rack space and cooling, because the equipment has to live somewhere ventilated, which in a UAE summer is not a cupboard. Then commissioning, the days spent making every scene behave once the hardware is in. That is skilled work and it is where quotes diverge most. Then the second visit, a few weeks in, when you have lived with it and want things changed.

A quote that omits these is not cheaper. It is less complete.

So what will it cost you

Somewhere between the two extremes described above, and nobody can narrow it further without seeing your floor plan and hearing what you want controlled.

That is the honest reason there is no number on this page. Anything we printed would be a guess dressed as research, and you would find out on the first site visit. A real quote costs you nothing and takes one form.
